The Rules and Regulations of West Side Hotel Student Housing
I General tidiness and order
1 § Loud noise and the loud use of instruments, radios, record players, television and household appliances and other disturbances are forbidden in the rooms and in the residential area between 10PM and 6AM. Smoking is allowed only outside of the buildings, in the designated area reserved for that purpose.
2 § Driving a motor vehicle and parking in the residential area is allowed. Motor vehicles should always be parked in areas reserved for that purpose. Biking and skateboarding are allowed if they do not endanger others using the area. The residential area should be kept tidy and unharmed.
3 § The tenant is responsible for any unwarranted fire alarms; and is required to pay for the full cost of the use of fire department's services, currently 1100€.
II Common rooms
4 § The outer doors of the hotel are always to be kept locked. Emergency exits should only be used in case of emergency. The balcony doors should also always be locked. The key should never be kept on the lock of your room.
5 § The common rooms should be kept tidy. It is not allowed to move around the furniture. The other users of the rooms should not be disturbed. Unauthorized people and anyone disturbing the peace should be prevented from entering the common rooms. If this is not possible without endangering your own safety, notify reception or the police – depending on the situation. The common rooms should be cleaned after use. Smoking is not allowed indoors, including the common rooms. CCTV on all areas.
III Cleaning and waste processing
6 § A cleaner cleans the corridors. However, tenants are required to clean up their own mess and wash their own dishes. Storing furniture or any other goods in the common areas is forbidden. The cleaning of the tenant’s own room is in his/her responsibility. The tenant must make sure that his/her room is tidy and clean before s/he moves out.
7 § The inhabitants must follow the valid instructions regarding waste separation and recycling. The instructions can be found in the kitchens. The regulations on the handling of hazardous waste must be followed.
IV The laundry
8 § The laundry room on the first floor is free of charge for the tenants. Do not leave any laundry lying around in the laundry room.
V The storage of goods
9 § The tenants are not allowed to store any goods in the common areas. The landlord has a right to move any equipment left in an improper place on the common areas.
VI Order in the room
10 § The tenant should not disturb others. The inhabitant is also responsible for the disturbance and damage caused by his visitors unless he has taken measures to prevent them. The tenant should inform the staff if they have an over-night visitor. The staff has to know the name of the visitor. The maximum time for visitor is one week. The visitor should sleep in the tenant's bedroom, not in the common areas. It is also prohibited to borrow common area's furniture, example couch cushions. It is always possible to rent a room for the visitor. Smoking is forbidden in all interiors including the rooms as well as all common areas (staircases, lifts, common rooms, kitchens and washrooms). The tenant is responsible for damages made by the improper attachment of hooks. The use of glue or adhesive tape on the walls or the doors is forbidden.
VII Faults and defects
11 § Faults and defects in the rooms or in the residential area should be made known at reception. You can also notify us via email: respa@majatalo.fi if the problem isn't solved in few working days. If the defect needs immediate attention (such as a broken water pipe), please call direct to janitor on duty +358 44 242 0366 (24/7)
VIII Kitchen rules
· Wash all dishes that you use, but do not leave them lying in the sink.
· Clean up any spills on tables and countertops.
· Wipe out the microwave after use particularly if your food splattered inside.
· If you use a sponge or dish towel, please rinse it out before putting it away.
· Sponges are to be used only for dishes. Use washcloths or paper towels to clean other stuff.
· Throw away or recycle any wrappers, containers, peelings etc. that you no longer want.
· Do not leave leftovers on counter tops. Please label and put away anything you wish to keep in pantry/refrigerator.
· Label everything. To avoid having your stuff taken or used inappropriately, label and date it and put it away.
· Respect other people’s labeled foods.
· Anything that is left out unlabeled will be considered to be common property and may be consumed or thrown away.
· If you intentionally wish to leave something in the kitchen to share something with others, please write “Share” on it and date it.
· Thursday is the dump day. Let’s ensure we don’t have a skunky fridge with forgotten food in there for weeks. Leftovers can be stored in the fridge all week, but if they are there at the end of the day on Thursday, they will be tossed. If you don’t want something thrown out, please leave a post saying “Do Not Throw” on the item.
· Thou shall not steal. Lunch theft may seem like small potatoes, but in a communal environment, it’s a big deal. Never take anyone else’s lunch knowingly without asking.
· If you see something running out (water, paper towels, sponges soap etc.), please notify one of the hotel cleaners or reception.
· Please help us enforce these rules. If you see someone violating these courtesy rules, please let us know.
· Read and follow all signs in the kitchen.
IX Other important rules
· Students are encouraged to choose a spokesperson among themselves. Spokesperson has some minor responsibilities (for example: ensuring enforce of these rules, organizing dumb day and linen change and also, she/he will be the main contact to our staff). In return she/he will have a two-room apartment on student corridor. Spokesperson’s term is 3-4 months (autumn term and spring term).
· Door access codes: Reception will give you valid code. Codes must not be given to non-tenants.
· Do not leave your window open for longer than for fast fresh air ventilation. During wintertime energy is wasted – and all radiators will be overheated. Heating automation will try to compensate when cold air is detected.
· Linen change: will be organized biweekly. More information from spokesperson
· Sauna (floor -1): Sauna free of charge - you need to order it from reception. For male students available times Tue & Thu 18:00-21:00 and for female students Wed 18:00-21:00.
· Party time: Accommodation area must be quiet between 11PM and 6AM. We have plenty of other areas where you can throw a party and invite your friend. Ask from reception.
· Family/friend visits: We have rooms to rent in case you wish to keep your privacy.
· The most important one: Do not forget to live full and enjoy your time in Finland.
West Side Hotel has a right to alter the rules and regulations of accommodation at any time without notice.
